Update on Holly Springs Development Activities

Friendship Site

  • Friendship Site - This 130-acre shovel ready certified site is on Friendship Road five miles west of Holly Springs adjacent to U.S. 1 and is zoned Light Industrial. The Town of Holly Springs will extend a 16-inch water line to the site. Sewer service will be provided by a new pump station. Numerous site studies already have been performed.

Southern Gateway Development News

  • Shoppes at Holly Springs - The center opened in November 2007 and consists of a 175,000 square foot Super Wal-Mart and 43,000 square feet of other retail space with five out parcels.  A state of the art McDonalds is open, and Eagles Convenience Store/Car Wash/ Fuel Station is open as well. KFC/Taco Bell is under construction.
  • Lowes Home Improvement - Development plans have been approved for a store to be located on a 17-acre parcel south of and adjacent to Shoppes at Holly Springs.
  • Main Street Square - This 40-acre mixed use project is also under construction at the south end of the NC55 Bypass and the intersection with Main Street. It features 90 townhouses, 17 single-family homes, 150 apartments or condos, and 40,000 square feet of shops with office space above. Capital Bank has submitted plans for this center.
  • South Park Village Center - This Harris Teeter anchored center is located at the south end of the NC55 Bypass (GB Alford Highway) at the intersection with Avent Ferry Road. In addition to Harris Teeter, plans have been submitted by Chick-Fil-A, CVS, BB&T, Fidelity Bank, Burger King, AAA travel center, Wake County Alcoholic Beverage Control and SunTrust Bank. When complete the center will offer 223,000 square feet of retail and office space in a unique pedestrian friendly design with façade treatments reminiscent of Cameron Village.  Construction is under way, and the Harris Teeter is scheduled to be open by summer 2009. Many in-line shops are expected to be open by the fall of 2009.
  • Rex Healthcare - Rex Healthcare has announced plans to develop a new Rex Outpatient center with services that may include urgent care, basic radiology, digital mammography, mobile CT, laboratory, bone density and ultrasound. Approximately 15,000 square feet of medical office space will be available for lease.
  • New Hill Place - Plans are under review for a large scale retail center located at the NW corner of New Hill Road and GB Alford Highway. The plans include a Target store as well as other national retailers. Visit Kite Realty for more information.
  • Holly Springs Hospital - Novant Health has filed an application undre the State of North Carolina’s Certificate of Need process requesting approval to construct a 46 bed community hospital. The initial decision is expected at the end of January 2009.
  • Hampton Inn and Suites - Hilton Hotels has submitted plans for a four story, 124 room hotel to be located between South Park Village Center and Shoppes at Holly Springs.

Other Commercial Development News

  • Walgreens and RBC Bank are sharing a site at the corner of Holly Springs Road and Sunset Lake Road. RBC Bank is open for business, and Walgreens is expected to open in the first quarter of 2009.
  • The State Employees Credit Union is open at the corner of GB Alford Highway and Green Oaks Parkway.
  • Village Centre Shoppes at the northwest corner of Holly Springs Road and Main Street is under construction and will feature retail and service businesses.
  • Pizza Hut has submitted plans for a lot between Walgreens and Wendy’s on Main Street.
  • Overlook Medical Center plans have been approved by the Town Council for a location on Avent Ferry Road.
  • The Shoppes at Woodcreek featuring retail space is under construction on Sunset Lake Road just north of the intersection with Holly Springs Road.
  • Sunset Tire and Lube is under construction in Phase II of Sunset Lake Commons.
  • Primrose Schools has submitted plans for a location near Holly Glen on Avent Ferry Road.

  • Mims Towne Square retail tenants include Four Oaks Bank, La Dolce Vita restaurant, Salon Bedazzle and Blissful Lounge Nail Salon.  

    A new public parking lot is open at the corner of Main Street and Center Street.

Novartis Vaccines and Diagnostics

  • Announced July 18, 2006 that Novartis would build a cell-based influenza vaccines manufacturing facility in the United States, the first in the nation with this new technology. Novartis is pioneering this next-generation vaccine manufacturing technology. It offers many advantages over traditional egg-based production, providing enhanced manufacturing control and a reduction in production lead time.

  • Local hiring is expected to create 350 jobs by 2013 including entry level, technicians, supervisors and management. Initial recruiting is under way for key plant positions. Job postings can be found at www.novartisvaccines.com

  • Novartis has trailers on site currently housing more than 70 employees.

  • Vertical construction of the bulk manufacturing building is under way and is expected to be complete by late 2008 or early 2009. FDA approval and licensing is scheduled for 2009 through 2011 with full production as early as 2012.
  • The site encompasses 167 acres with roughly 70 acres being used for the first phase. Plans for the facility include 459,000 square feet of production, warehouse, maintenance and office buildings.

  • Total capital investment for phase I is expected to exceed $250 million with the investment of future phases to total an estimated $600 million.

Growth

  • In 2005, the Town of Holly Springs issued 822 new home building permits, 796 in 2006 and 448 new home building permits were issued in 2007.  The Town was on target to issue approximately 300 new home building permits in 2008.

  • The $22 million wastewater treatment plant expansion project is in the initial construction phase with a 24 month construction period expected to complete the expansion. Design of the first phase of a reclaimed water system is complete. Reclaimed pipe installation began in the summer of 2008.

  • Several new residential and non-residential development plans are under review or have been approved. Two new large subdivisions have been approved: Twelve Oaks (featuring an 18-hole Nicklaus design golf course) and Woodcreek offering more than 2,000 homes.

  • Holly Springs now boasts five traditional schools with three elementary schools, a middle school and one high school. Holly Springs High School and Holly Grove Elementary School are located at the corner of Avent Ferry Road and Cass Holt Road. Holly Grove Middle School will also share this campus. Construction is under way.

  • The Community Partners Charter High School serves ninth through 12th grade students.

  • The Town parks system continues to grow and includes the 90-acre Bass Lake Park and Retreat Center. The 46-acre Womble Park is thriving with programs and activities. The 25-acre Jones Park and Veteran’s Park are in the early development stages.

Road Projects

  • Design work on the Western Wake Parkway (western section of the
    I-540 Outer Loop that will stretch from the NC 55 Bypass north connecting to I-40) is complete. The N.C. General Assembly approved funding to allow construction of the project to begin in 2009. Completion is expected by 2011. Visit www.ncturnpike.org for more details.

  • Construction of the extension of Green Oaks Parkway through the Holly Springs Business Park from Premier Drive to New Hill Road is under way.
